TGA Building Consultancy was established in 1994 and is an independent company, focused on providing an exceptional level of service. Our team are specialists in the property and construction industries, working throughout the UK and across all commercial property sectors. We are a multi-disciplined team covering building surveying and professional services, project management, contract administration and construction health and safety, with our projects ranging in value from £20k to £1 billion.

Building Surveying and Professional Services

• Building Surveys
  Providing building surveys on a wide range of properties, ranging from single residential dwellings to nationwide property portfolios. Our reporting is tailored to suit individual client requirements, including one-page ‘red-flag’ summaries and comprehensive due diligence reports.


• Defects Diagnosis
  Targeted inspections to investigate the cause of building defects and providing specialist advisory reports and recommendations for remedial work and associated costings. We also offer advice on further specialist investigations and ongoing management of contractors, to verify and rectify defects found.


• Specification of Works
  Drafting detailed specifications for a broad range of property work, including building repairs, maintenance, refurbishments and fit outs, covering site inspections and preparation of contractor tendering documents. We also work closely with architects, building services engineers and structural engineers, as well as specialists in planning, acoustics and environmental issues, to provide comprehensive input on the full extent of works.


• Party Wall Services
  ‍Professional survey or services under the Party Wall Act etc. 1996, acting for both building and adjoining owners. Services include advising on legislative requirements at design development stage, review of construction proposals, service of formal Party Wall Notices, adjoining owner/surveyor liaison, preparation of schedules of condition for adjoining properties and preparation and negotiation of Party Wall Awards for publication prior to work commencement.


• Schedules of Condition
  Inspecting and documenting the condition of buildings and identifying defects. Schedules are prepared at all stages of a building lease term, including prior to lease commencement/occupation for maintenance proposals and in advance of construction works.


• Schedules of Dilapidations
  Review of lease documentation to assess tenant liabilities, carrying out detailed site inspections and preparing schedules to identify repairs, reinstatement, compliance and yielding up obligations. Acting on behalf of both landlords and tenants, our services can also include provision of cost estimates through tendering or direct-contractor negotiation.

• Planned Preventative Maintenance
  Devising maintenance programmes and reports to help property owners effectively budget and reduce the need for expensive and unplanned reactive property maintenance. Services include detailed inspections and provision of planned preventative maintenance reports, identifying works required in the short, medium and long term and associated budget costs.

Project Management and Contract Administration

• Project Management
  ‍We have a strong track record in delivering first-class project management services. We ensure the complex process of a construction project runs as smoothly as possible, taking the lead role in the appointment, co-ordination and monitoring of the wider project delivery team.


• Contract Administration
  In this independent role, we work closely with clients to gain a thorough understanding of their cost, time and quality objectives. This informs the project procurement route and choice of contractor, going on to mediate communications between the contractor and design team to ensure the client’s objectives are met.

Construction Health and Safety
We offer construction health and safety services in accordance with the Construction (Design and Management) Regulations 2015 (CDM). Our specialist services include Client CDM Safety Advisor and Principal Designer Safety Advisor. In both of these roles, we ensure that our clients (either employers or principal designers under the regulations) comply with their duties. Our services and specialist knowledge can extend to cover construction and building operation safety requirements.
