Building Surveys
A survey is a kind of 'health check' for buildings and will advise you of any potential problems with the building. It is designed to help you make a more informed decision and offer reassurance and real peace of mind.
If you are buying a property, you should have a survey done before you enter into a contract (or before making an offer, if you intend to buy at auction). A survey can actually save you money. If there are serious problems, you can often renegotiate the sale price of the property to reflect the cost of necessary repairs. We include Valuation with this service.
Party Wall Act
If you intend to carry out construction or alterations which involve:
* Work on a wall, floor or ceiling shared with another property
* Building on the boundary with another property
* Excavating within 6 metres of an adjoining building
You may find that the work falls within the scope of this Act. If it does, you must serve statutory Notices on all those defined by the Act as adjoining owners. This is quite separate from any need for planning permission and/or building regulation approval.
Boundary Disputes
Far more boundary disputes occur between the owners of two adjacent residential properties than between commercial neighbours. Residential landowners tend to tackle their disputes emotionally, seeking perceived justice rather than rationally evaluating the situation considering amicable solutions to the dispute. This is where the experienced Boundary Surveyor comes into their own and can save clients many thousands in legal fees by good arbitration based upon sound legal principles.
