About Spacium Architecture
Welcome to Spacium Architecture, a Wakefield based domestic architectural services business offering design and drawing services for extensions, alterations, loft conversions, new build houses and more across Leeds, Wakefield, Barnsley and the rest of West Yorkshire.
Spacium undertake various types of projects, whether you are building your dream home, or just wanting that extra living space as your family begin to grow. You may already have design in mind, which we feel is great, but at Spacium we can offer that little bit extra, be it adding that little extra sparkle or that third person point of view. We will work with you to turn your idea into reality to ensure you get the maximum potential from your project.
Services
Extending or building your own home will no doubt raise lots of questions, as it will probably be one of the most important things you do in life. Spacium can help to answer all those questions and put your mind at ease.
We will take your project from design concept, right through the planning and building regulations processes. For every project we provide a set of planning drawings so you can visualise your project in detail, and also a full set of plans for you to appoint a builder.
The Process
1. We will undertake a full initial visit to look at your project and to discuss with you what you want to get out of the project. We will provide an initial sketch design and a works quotation to for the full project. At this stage you just provide us with a cuppa.
2. Once you are happy with the design, we can then undertake the house survey to enable us to produce the drawings required for planning. We will liaise with you throughout this process just to make sure we get things 100% for you. Then it’s time for planning submission. This will be hassle free for you, as we apply as the agent so you don’t have to do anything. Some projects such as small extension won’t require planning permission and may be covered under permitted development.
3. Once planning permission has been granted, or we’ve established it’s not required, we will provide a full pack of information for Building Control approval. This will include engineer’s calculations and construction drawings for your builder. We will submit to the Local Authority for approval prior or as your works take place.
Pricing
Every project is different, by size and complexity however we can give guide prices as below. Remember prices include submission of drawings to planning and to building building control if required, we won't charge you for submitting anything online!
Where your extension is covered by permitted development a planning application is usually not required, so we won't charge you for one. We do however recommend applying for a Certificate of Lawful Development for any work being undertaken under Permitted Development. We can advise you on what applications are required and where.

- Loft Conversion - £500
- 2 Storey extension rear/side extension - £600 - £800
- Single Storey side and rear extension - £500 - £700
- New House - (planning and building control) Varies on size of house £800-£1200+
