Responsive, reliable and technically-minded
Having worked for national and international property consultancies, I established Brio Building Consultancy to focus on providing a strong technical, conscientious and reliable service.
I’m good at what I do and I enjoy it. The size and structure of my practice means I am able to use my knowledge and experience to provide a quality and practical service without corporate distractions. Services are always delivered in an honest, responsive and tailored manner – something that I know is important to both commercial and residential clients.
A bit more about my experience
I started my career in 2008 working as a Project Surveyor on behalf of a national charity. Since then, I have worked in highly regarded national and international property consultancies, for both corporate and private clients, which has given me the opportunity to develop a full range of building surveying skills.
I decided to leave the corporate world behind and create a building surveying consultancy that would allow me to have a more flexible approach to my work and the service that I deliver to clients – Brio Building Consultancy.
My approach
Integrity is really important to me and throughout my career my approach has always been to under-promise and over-deliver, be open and honest, conscientious and maintain a strong level of technical and commercial thinking at the same time.
I have a friendly and approachable way of working and I am also passionate about good communication. I am committed to ensuring that my clients are kept up-to-date throughout an instruction.
I’m based between Bristol and Bath and, outside of work, my young family takes up most of my time. However, when I can find a spare moment I enjoy DIY, restoring classic cars as well as music composition.

- Third sector surveying services We provide building surveying services to a diverse range of organisations within the third sector, from regional and national charities to housing associations and community groups.
- Commercial building surveys A building survey is a comprehensive inspection and report advising on both the current condition and longer term liabilities associated with the acquisition of a commercial property.
- Schedules of condition A schedule of condition is carried out in order to record the condition of a property so that any existing disrepair can be identified and evidenced.
- Dilapidations assessments Pre-lease end assessments of dilapidations are commonly used to enable a tenant to make an accounting accrual or to help reach a decision on whether to stay or move. Company acquisitions also often require dilapidations assessments to be produced where there is a change in landlord ownership or a change in the leasing structure resulting in an assignment or sub-letting.
- Feasibility studies A feasibility study will allow you to decide whether or not a project is worth embarking on before incurring costs associated with design development.
- Insurance reinstatement cost assessments An insurance reinstatement cost assessment is used to calculate the potential cost to rebuild a property and provide a ‘day one reinstatement’ figure, also known as the declared value. It is essential for property owners to arrange regular assessments of their property to ensure that they are adequately insured in the event of a fire or other total loss event.
- Residential condition surveys Our residential building surveying services have been designed to support residential property management companies, social housing organisations and charities with housing stock.
- Planned maintenance surveys The most effective approach to maintaining a larger property is to implement a planned maintenance programme. These are designed to ensure that any potential issues are dealt with before a problem occurs, reducing the amount of reactive maintenance and allowing budgets to be planned in advance.
- Construction Claims We have a huge amount of experience in construction claims, including claims for variations, extension of time, loss and expense, and their equivalents under other forms of contract.

Restoration of Grade I Listed Main House at Bath Spa University
We were tasked with designing, tendering, and managing the repair and redecoration of the Grade I listed Main House at Bath Spa University's Newton Park campus. This project required a careful balance between preserving the building's historic features and upgrading its facilities to modern standards—all with minimal disruption to the university’s staff and students.
Survey and Planning Our work began with a detailed survey of the Main House to identify necessary repairs and conservation needs. Collaborating with conservation experts, we developed a plan that honoured the building's heritage by using traditional materials and techniques to ensure the restoration seamlessly blended with the original architecture.
Challenges and Solutions Balancing the conservation requirements of this historic building with the practical needs of a functioning university was a key challenge. We employed a phased approach, allowing parts of the building to remain operational while work progressed in other areas. This strategy minimised disruption and allowed the university to continue its day-to-day activities.
Project Completion The project was successfully completed on time and within budget, leaving the Main House restored to its former glory. This project highlights our expertise in managing complex heritage projects while meeting modern functional requirements. We are proud to have contributed to preserving this iconic building for future generations.
