Aesthetic Repairs Secure 200 Year Old Property
As a result of structural alterations around 100 years ago, a three storey residential property in Welford on Avon was displaying signs of outward bowing and movement of its front and rear elevations which had also caused cracking of the internal cross walls. An engineer's report by J Turner & Associates Ltd, commissioned by the owner, had identified the problems and recommended Helifix has best able to provide a solution.
Built in the early 19th century as a two storey property, with clay brick solid walls of varying thickness and lime mortar, it had had a third floor added in the early 20th century. This had required cutting and / or altering the purlins in the roof void which, over time, had caused historic roof spread leading to the movement of the front and rear elevations.
Helifix devised a sympathetic repair that stabilised the property without affecting the aesthetics of this 200 years old building. Following structural work by a separate contractor to arrest the roof spread, the local Helifix approved installer undertook the stabilisation of the bowing elevations.
BowTie HDs were installed into the floor joists of the first and second storeys across the full width of the front elevation and at first floor level on the rear elevation. Having drilled clearance holes through the masonry, the BowTies were power-driven through the first three parallel joists before being bonded into the walls. Vertical rows of grouted CemTies were installed either side of the front door, through the front elevation and into the internal cross walls. Internally, HeliBars were bonded into the mortar beds of the cross walls and returned at 90o into the front and rear elevations.
All the Helifix repair products were fully concealed upon installation and, after making good with matching mortar, these rapid, reliable and cost-effective repairs had restored structural integrity while causing minimal disturbance to the building’s fabric.
