Plans To Transform Former Kellogg's Site Approved

Plans to transform the former Kellogg's site in Old Trafford into a mixed-use development have been given the green light.

The approved plans, which were put forward by the joint venture between Bruntwood Works and Trafford Council, will see the 12-acre site transformed to create a community of 750 homes, 200,000 sq ft of office space, a primary school and 100-bedroom hotel.

The Lumina Village name was settled upon after close consultation with local stakeholders. A lumen is a measurement of light – a nod to the optimism that surrounds the area – and was inspired by the site's history and the future of the neighbourhood.

The focal point of the new community will be a vibrant green surrounded by local businesses and contemporary workspaces.

The approval of the neighbourhood's development will create an anticipated 2,261 jobs and benefit Trafford by an estimated £18 million per year during the construction phase. Once complete, residents within the new homes are estimated to spend £11.2m per year in the local area, while the proposed commercial accommodation is expected to facilitate a GVA of circa £50m per year.

The proposals were submitted for the 12-acre site in February after consultation with local residents and will provide much needed housing – 15 per cent of which will be designated affordable homes – local amenities and improve community use of the area surrounding the University Academy 92 building.

The 12-acre site is opposite Old Trafford Cricket Ground and forms part of Trafford Council's wider Civic Quarter masterplan. The architect for the development is Feilden Clegg Bradley, Planit IE is the landscape architect and planning support was provided by Avison Young.
