Vistry Partnerships has been chosen by Network Homes as its preferred development partner to deliver the first phase of Northwick Park, North West London, that is set to deliver up to 1,600 new homes in the Borough of Brent.
Phase One will be delivered through a 50:50 Joint Venture partnership with Network Homes Investments Limited and will see over 650 mixed tenure homes, a nursery, community amenities and flexible commercial space for local use.
The first phase of the scheme, designed by PRP architects, will set the precedent for quality and placemaking for future phases of development across the site, with a gateway landmark building and community hub welcoming residents and visitors upon arrival. The site benefits from vast open green spaces on its doorstep while at the same time being a 15-minute tube ride from central London.
The overall transformation of Northwick Park is being delivered through a partnership between Network Homes, London North West Hospitals NHS Trust, Brent Council and the University of Westminster through a One Public Estate (OPE) project. This is an established national programme delivered by the Cabinet Office and the Local Government Association (LGA), which encourages public sector organisations to use their property assets together to create economic growth, deliver new jobs and homes, improve public services and operate more efficiently. With further funding from the Housing Infrastructure Fund, Brent Council will begin works later this year to improve connectivity to Northwick Park Hospital and enable the development of new homes.
As part of phase one, 245 new affordable homes will be provided, including intermediate market rent accommodation which will benefit local hospital staff. Community wellbeing gardens, nature trails and green links will improve the health and mental wellbeing of everyone living, working or playing at Northwick Park.
