Plans For 215 New Homes At Acton Gardens Get The Go-Ahead

Construction News Image
Ealing Council has given the go-ahead for 215 new homes to be developed at Acton Gardens.

Countryside, a mixed-tenure developer, and housing association L&Q, have secured planning approval for Phases 9.3, 9.5 and 9.6 of Acton Gardens, which will provide a further 215 mixed-tenure homes at the £800m regeneration of the former South Acton estate in west London.

Located adjacent to the recently constructed Phase 9.2 and opposite West Park, the latest phases will complete the western quarter of Acton Gardens. Designed by Pollard Thomas Edwards Architects, the new phases will provide 215 new homes, of which 50% will be affordable (on a habitable room basis). The site forms the remainder of Phase 9 of the Masterplan and will therefore complete the Enfield Road Character Area, which serves as a gateway to Acton Gardens from Acton Town station and Bollo Lane.

As well as the new homes, new public spaces are also being created, including a courtyard garden at both Phases 9.5 and 9.6, alongside private gardens at all new houses in Phase 9.3. With planning approval now granted, works are expected to begin in late summer 2022 with the first completions due in 2024.

A key element of the new phases is the reconfiguration and enhancement of existing allotments, following extensive consultation and collaboration with allotment holders. This enlarged area will also incorporate micro plots, providing increased opportunities for residents within the community to get involved with growing their own fruit and vegetables.

Acton Gardens is a 52-acre comprehensive redevelopment of the former South Acton estate – a £800 million investment creating 3,463 new mixed-tenure homes. The development delivers 50% affordable housing and more social rent homes than previously existed on the estate before the project commenced.

Daniel King, Managing Director, West London and Thames Valley, Countryside, said: "Phases 9.3, 9.5 and 9.6 will complete the western quarter of our regeneration of the South Acton estate and so we are delighted to have received unanimous planning approval for these much-needed new homes. With 50% affordable homes being provided as part of the regeneration, these new phases will make a positive contribution to the local community, and we are looking forward to starting works next year."
