ISG has been selected by Legal & General Investment Management (LGIM) Real Assets for the £40 million redevelopment of its Tempo office building in Maidenhead.
The redevelopment will transform the 112,000 sq ft former office to a Cat A standard and includes a two-storey extension to create a further 21,500 sq ft to the existing building.
Scope of works include the full strip out of the existing four-storey building to create a smarter sustainable office with the occupier’s journey experience at its centre. Balancing out the flexible workspace, the occupants will benefit from ample creative and outdoor areas with internal atriums and the addition of three rooftop pavilions and roof terraces, totalling 11,000 sq ft of biodiverse space.
Set to become one of the greenest buildings in the Thames Valley, both in its development and once operational, Project Tempo prioritises retain and reuse principles over a full demolition and new-build approach. As a result, the project will preserve most of the existing stone exterior while updating the building’s appearance with a new glazing façade.
Utilising the Design for Performance approach, upon its completion, the project is targeting BREEAM ‘Excellent’, an EPC A rating and seeking to achieve Net Zero Carbon in operation, with a total building energy consumption of 130kWh/sqm(GIA)/yr. While the roof will house the installation of industry-leading low energy technology including over 5,000 sq ft of rooftop solar panels and Air Source Heat Pump technology to achieve an expected 39% reduction in the building’s carbon emissions.
Sitting on a prominent 1.4-acre site next to the train station, its location further fosters sustainable transportation options, providing 18 electric car charging spaces and secure storage for 153 cycles. With usability and experience key to its operation, it will offer best in class facilities to drive health and wellbeing ambitions including a public café, outdoor seating areas as well as high-quality showers, changing rooms, lockers and airing cupboards.
