Dudleys has completed works on the 180,000 sq ft, phase two logistics development at AAA Park (Moor Park 25) in Mirfield, West Yorkshire, on behalf of Caddick Developments.
Dudleys consulted throughout planning and tender stages for the £12 million project which now provides five versatile commercial units ranging in size from 19,500 sq ft to 59,000 sq ft.
Caddick Developments completed a forward sale of all five buildings to AAA Property Group and all units were pre-let ahead of completion. Dudleys then worked alongside KPP Architects and Caddick Construction to deliver the scheme for AAA Property Group.
The brief presented a number of challenges for Dudleys due to existing ground conditions from historical coal mining activity, typical of the area, with large depths of variable made ground, untreated coal seams and former mine shafts. Three different foundation techniques were required as well as an extensive earthworks operation to bring the site to an effective plateau.
Design works included extensive liaison with sub-contractors engaged on the project to co-ordinate bulk earthworks investigations, specifications and validation, design, co-ordination and review of various foundation techniques, drainage, highways and building design packages.
Peter Dixon, Director at Dudleys said: "The development area staggered the high wall of former open cast coal mine workings and had four recorded mine shafts. We undertook an extensive enabling package of works which required a robust earthworks specification to define appropriate construction parameters.
"We employed a pragmatic and value driven approach to what has been a challenging site to develop. Our collaborative efforts to the review and monitoring process associated with the ongoing validation of the works helped to avoid delays within a tight delivery timeline and we have helped the client to regenerate a disused site, supporting major job creation and economic growth for the area where demand for logistics space is high."
AAA Park (Moor Park 25) has been identified as one of 10 Enterprise Zones across the Leeds City Region area which allows a number of incentives for occupiers including business rate reductions and support packages.
