Construction Work Continues On Over 230 New Homes In Kent
Significant progress has been made on over 230 new homes at Peel L&P’s Chatham Waters development in Medway, Kent.
Located off Gillingham Gate Road and Dynamo Way, the scheme – known as Cavalier Court – overlooks the Medway Estuary and gives a nod to HMS Cavalier which is docked nearby.
Peel L&P is building Cavalier Court on behalf of Legal & General Affordable Homes (LGAH) as part of its wider Chatham Waters regeneration vision to create a sustainable community close to the river, accommodating families and meeting a range of housing needs.
The new homes at Cavalier Court will be a mix of town houses and apartments - 139 homes will be available for Shared Ownership with LGAH, and 98 for Affordable Rent providing much needed housing to those on the Medway Council's waiting list.
Shared Ownership supports those who are unable to purchase a property on the wider market, enabling buyers to purchase a portion of a property while paying rent on the remainder each month. Through a process called staircasing, the buyer can increase the percentage that they own up to 100 per cent by buying further shares should they wish to.
To support Cavalier Court as well as the local area, Peel L&P’s regeneration business has also contributed over £470,000 to improve local primary school education, health care, skills and training.
The first building – comprised fully of shared ownership homes – is due for completion by the end of the year. Additional Shared Ownership units, along with the Affordable Rent homes, will be available in the second building, set to be finished in spring 2024.
As well as access to balconies, private and communal gardens, residents will be able to enjoy acres of nearby green space.
In line with both Peel L&P and LGAH's visions for net zero carbon, residents will be encouraged to use sustainable methods of transport through the provision of onsite bike storage and electric vehicle charging. Solar panels will also be incorporated to help generate the building’s electricity.
Peel L&P's wider Chatham Waters development will transform 26-acres of brownfield land through a mix of residential, commercial, retail, leisure and education space. Currently, over £120m has been invested in the area by Peel L&P and around 750 full time jobs have been created.
Almost 400 homes from the outline planning permission that was granted in 2013 have been completed, along with an Asda supermarket, the Waterfront Universal Technical College, Mast & Rigging pub restaurant and waterfront retail and leisure units.
James Whittaker, Peel L&P's Executive Director of Development said: "These new affordable homes are part of our ambition for Chatham Waters to provide local people with better affordable housing choices surrounded by nature and we're pleased to see the building progress through our local contractor O'Halloran & O'Brien.
"We're also working with specialist care provider Montpelier Estates on a 74-bed nursing home for older people and those with dementia which is due to start on site later this year with several facilities under one roof for the community.
"We've made significant financial contributions to improve health, education, roads, transport and sports facilities. We’re keen to ensure people are well-connected to open space throughout Chatham Waters and it’s already proving to be a popular place to live with homes at the nearby The Kell and The Manica fully sold or let."
