Rula Propose Major New Industrial Development At Winsford Gateway
Rula Developments has submitted a planning application for the development of a new 225,075 sq ft logistics unit at Winsford Gateway, an industrial led strategic employment site at Junction 18 of the M6.
The speculative development responds to major occupier demand for high-quality, purpose-built logistics space in the region. It proposes to provide 213,159 sq ft of warehousing space alongside 11,916 sq ft of office accommodation with flexibility to expand on the prominent 12.6-acre plot.
With capacity to support around 275 full time employment opportunities the building design incorporates the highest sustainability credentials with EPC A and BREEAM Excellent ratings.
Subject to planning consent, construction could commence as soon as March 2024 with a fast track delivery programme allowing occupation by September 2024.
The application follows Rula’s acquisition of 25 acres of development land at Winsford Gateway earlier this year. In May Rula also submitted applications to speculatively deliver two smaller industrial units offering 74,508 sq ft and 27,728 sq ft of accommodation on the established estate.
Rula has previously delivered a 168,000 sq ft state of the art factory for Tiger Trailers at Winsford Gateway and more recently completed a 1.6-acre roadside petrol filling station with retail amenity for The Kay Group as well as a new 60,000 sq ft storage facility. The wider site is already well established with more than 100 businesses employing around 4,000 people.
Anthony Clitheroe, Development Director at Rula Developments said: "We are pleased to submit this planning application for speculative development at Winsford Gateway which has proved to be a highly successful gateway development in the heart of Cheshire with excellent connectivity.
"With infrastructure already in place we can offer fully serviced plots for immediate development. Opportunities are available on freehold or leasehold terms, for new build units, ranging from 1,500 sq ft up to 225,000 sq ft supporting industrial manufacturing, distribution and roadside amenity uses."
