Salford City Council has approved the next phase of the Pendleton regeneration project by SP+ and Lovell Together – a joint venture between Lovell Partnerships and Together Housing.
The project involves the creation of 485 energy efficient, low carbon homes built to Future Homes 25 standards. It will include a mix of one- and two-bed apartments and two-, three- and four-bed homes. Several properties have been designed for older living with more than 140 homes for rent and shared ownership.
The major redevelopment of Clarendon Park will also be central to the scheme, creating community allotments, several new play areas, a multi-use games area and skatepark, as well as enhanced pedestrian and cycle routes.
Tahreen Shad, regional partnerships director at Lovell Partnerships, said: "This latest phase is set to be one of the greenest residential schemes in Salford with the transformation of Clarendon Park playing an integral part, alongside the creation of hundreds of new homes. Our work as Lovell Together at Pendleton is a significant scheme, which has already proven successful with all 127 plots reserved at phase 3 named Spinners Quarter, and progress at phase 4 known as Phoenix Quarter, expected in the coming months.
"Over the next eight years we, alongside our partners, will deliver a true mixed tenure, intergenerational, lifetime development comprising the principles of sustainable living and leisure.
"Our aim is to build communities through industry-leading partnerships, and the regeneration of Pendleton is the perfect example of the significant results that this approach can deliver. We will also continue to work with Salford City Skills and Salford Build Up to engage with workers of the future offering apprenticeships and job opportunities. Social value is an integral part of the scheme which has been a collaborative effort with stakeholders, and I am looking forward to seeing construction start this year."
Mark Dunford, board director at SP+, said: "SP+ are looking forward to continuing the momentum already established in Pendleton on previous schemes with this exciting new development at Clarendon Park.
"The scheme has been designed to a high standard with significant investment in energy efficient solutions as well as ensuring the local environment meets residents’ aspirations.
"With 30% of the scheme being approved for affordable housing, this will ensure a truly mixed development."
Stantec – previously Barton Willmore – developed the masterplan for this latest phase and was commissioned to provide planning, architecture, and landscape architecture services.
Eddisons, AJP Engineering and Amenity Tree are also advising SP+ and Lovell Together on the project.
