St. Modwen Logistics has commenced building work on around 125,000 sq ft sustainable warehouse space across two units at Trident Business Park in Warrington.
Built in line with the company's Swan Standard, a holistic set of development guidelines which place sustainability at the heart of construction, the scheme will boast a BREEAM 'Excellent' certification and achieve a minimum of EPC 'A' rating, helping occupiers to reduce their operational energy usage and costs. The units stand at 80,000sq ft and 45,000sq ft respectively, with the larger unit equipped with rooftop solar PV. Completion is targeted for late December 2024.
Both buildings will incorporate 10% roof lights which allow the workspace to be flooded with natural light and airtight cladding to ensure a stable temperature all-year round.
The units will also be fitted with intelligent LED lighting across the Grade A office space and have smart metering in place to allow usage to be monitored. To further support occupiers' own sustainability efforts, 20% of total car parking will possess EV charging units.
The units will play a critical role in addressing warehousing supply in the North West, an area which increasingly lacks high quality, sustainable and suitably located buildings for occupiers, according to research by Savills earlier this year.
Trident Business Park is located in Birchwood, a prime logistics area of Warrington. The site is situated southeast of the M6 and M62 motorway intersection, providing access to Manchester and Liverpool in under 40 minutes.
