United Living Property Services (ULPS) has scooped a 14-year contract with L&Q as part of its sector-leading Major Works Investment Programme.
The contract, worth up to £205 million, covers all planned investment and regeneration works across L&Q homes in Trafford and forms part of the housing association's North West Major Works Investment Programme.
The programme, which is now in its second year, is believed to be the industry's largest investment programme to improve the safety, comfort and environmental performance of residents’ homes. It will see all L&Q homes maintained to the Decent Homes Standard – a technical standard set by the government for public housing. In total, around 48,000 new kitchens and 42,000 new bathrooms will be installed, alongside a range of other improvements to roofs, windows and communal areas.
As well as making sure residents have modern bathrooms and kitchens that meet their needs, the work will also help tackle rising energy costs by increasing the efficiency of homes.
The programme also places great emphasis on local recruitment and social value, with ULPS set to boost the local economy by becoming a major employer in the region, through direct employment and supporting local businesses.
The contract will run for one year less than L&Q's existing ten Major Works partnerships, to tie in with the original 15-year contracts.
ULPS already works with L&Q in the South of England, with this new contract building on this relationship to deliver improvements to L&Q’s residents’ homes in the North West with the greatest of care and attention to detail. Residents in Trafford and its surrounding areas will be added to the programme from June.
John Farrell, Managing Director of ULPS, said: "We are delighted to secure this substantial contract which underscores our strong partnership with L&Q and serves as a testament to our expertise in property management and regeneration. We are excited to be working together in a new area of England and believe that we will be able to deliver exceptional results through our strategic collaboration.
"This contract adds to existing activities being undertaken by the other pillars of our business in the region -United Living Infrastructure Services, United Living New Homes, and United Living Connected.
"This significant undertaking also underscores United Living Property Services’ commitment to revitalising the area and fostering sustainable development in the region. We are looking forward to delivering results that leave a lasting, positive impact on the Trafford community."
