Housebuilder The Hill Group, in partnership with leading housing association Peabody, is set to unveil North Gate Park, a new neighbourhood in Harringay.
This vibrant, sustainable community will offer up to 995 homes, along with a variety of nearby amenities.
North Gate Park is a historic site and within this regeneration and placemaking project, each element of the original site will be well-preserved. A selection of the original Victorian buildings are being restored, and the new community will have access to an impressive range of proposed amenities which could include an on-site concierge, café, nursery, health clinic and dental surgery. What's more, the iconic water tower is set for regeneration too, carefully preserving its time-honoured heritage.
North Gate Park will be a hidden pocket of nature in the city. Mulberry Gardens, a magnificent, verdant garden at the heart of the development, further enriches the lifestyle experience here. The garden will be designed and restored in a partnership with The Royal Botanic Gardens in Kew and will serve as a central green space for residents to come together, relax and enjoy nature. Hill and Peabody are increasing the green space here by three times the size of the existing garden, boosting the biodiversity of the area. Originally dating back to 1920, the current garden was landscaped by a Kew Gardens horticulturalist.
This new landmark mixed-used development will provide a collection of houses and apartments. 60% of the much-needed homes will be affordable, available through Shared Ownership, London Affordable Rent or London Living Rent. A collection of one and two-bedroom apartments situated in the first two buildings at North Gate Park, known as Marram House and Foxtail House, are currently exclusively available to residents in the London Boroughs of Haringey and Hackney, with a broader launch set for November 2024.

The restored, traditional architecture will seamlessly blend with the new modern homes at North Gate Park. Stylish and sophisticated interiors reflective of the area’s love of design and culture will appeal to prospective buyers. An array of different property types are available. From one, two and three-bedroom apartments to three and four-bedroom houses, each home will also have its own outside space to enjoy, essential in today's modern living. All homes have spacious open plan living and dining areas, and residents can choose from a variety of flexible layouts to match their lifestyles.
The woodland nearby that borders the Tottenham railway has been identified as a Site of Importance of Nature Conservation (SINC) and will be extended and protected for this project. Beyond the development, residents can enjoy the serenity of other surrounding green spaces including award-winning Chestnuts Park and the renowned Finsbury Park, both less than a mile away.
Quiet footpaths provide room to roam within the development and residents will benefit from the exceptional transport links in the area. The new collection of homes is in a superb Zone 3 location, just a short walk from the new Harringay Green Lanes overground station. A brand-new link road will provide swift access to Harringay Underground station, which has a journey time of just 16 minutes to Moorgate. There are also good bus links from this area into the heart of central London.
