Significant Milestone In Hayes Town Centre Regeneration
A major milestone has been achieved in the transformation of Hayes Town Centre, as a topping out ceremony celebrated reaching the highest structural point in the first phase of two landmark housing developments.
Delivered by Higgins Partnerships in collaboration with Hillingdon Council, the ambitious regeneration project is set to revitalise Hayes Town Centre and Avondale Drive, bringing new homes and community-focused public spaces to the area.
The first phase includes 110 new homes, with 80 situated at Hayes Town Centre and 30 at Avondale Drive. Over the course of the redevelopment, the two sites will deliver at least 740 homes, spanning social rent, shared ownership, and private sale. The prioritisation of affordable housing addresses pressing local needs, with council properties integrated into the early phases to combat homelessness and strengthen the community.
Declan Higgins, CEO of Higgins Group, said: "We are delighted to reach this important milestone at Hayes Town Centre. This achievement brings us closer to delivering high-quality, sustainable homes and vibrant public spaces that will enhance residents’ lives and foster a thriving, inclusive community."
The redeveloped estates will feature open public spaces, improved pedestrian and cycle routes, secure parking, landscaped areas, and children’s play zones. A new community centre will also replace the existing one at Hayes Town Centre, offering upgraded facilities for residents.
Higgins Partnerships has furthered its commitment to social value by working closely with the community through its Community Charters. This includes providing apprenticeship and training opportunities, as well as partnerships with local organisations such as Minet Nursery and Primary School, Harrow, Richmond and Uxbridge College, and Austin Sewing Club.
The redevelopment plans, approved in March 2022 following extensive resident consultations, have been strongly supported. In a 2021 ballot, 94% of residents at Avondale Drive and 79% at Hayes Town Centre Estate voted in favour of the changes.
