Approval Secured for 479 New Homes At Nuneaton's Top Farm Development
A joint venture has reached a significant milestone with Nuneaton and Bedworth Borough Council's approval for the next 479 homes at the Top Farm development in Weddington, Nuneaton.
This is part of the larger plan to deliver 1,700 homes at the site, led by Develop Warwickshire, a collaboration between Vistry, Warwickshire Property & Development Group (WPDG), and Warwickshire County Council.
Of the newly approved homes:
• 120 will be affordable housing managed by Platform, a leading regional housing association.
• 135 will cater to the private rental sector.
• 124 will be available for open-market buyers.
The planning consent also includes amenities such as a park, a BMX track, a habitat pond, four balancing ponds, and a network of footpaths connecting to neighbouring developments.
Work began over the summer on the first 51 family homes and included critical infrastructure, such as a northern link road, which will connect the surrounding community and provide access to the 479 homes and a new secondary school. The school, designed for students aged 11–16, is being constructed by the Department for Education and is expected to open in September 2025, supporting 900 pupils.
The Top Farm development is the largest site in the Develop Warwickshire portfolio, planned as a fully mixed-tenure community featuring two-, three-, and four-bedroom homes, as well as bungalows. The master plan includes:
• A primary and secondary school, a local center, and extensive public open spaces.
• Green infrastructure, such as landscaped spaces, sustainable urban drainage systems, and biodiversity-promoting features.
• Homes built with modern construction methods, incorporating air source heat pumps, EV charging points, and energy-efficient designs.
