Plans to build 81 new homes in the County Durham village of Hawthorn, which could bring new public open space and significant local economic benefits, have been submitted to Durham County Council for approval.
Bellway Strategic Land has proposed the development on a 15-acre site off Stockton Road, located between recent residential areas in the village. The plans include a mix of affordable housing, bungalows, and a convenience store, with 12 affordable homes—eight bungalows and four houses, part of the scheme.
Around half of the site would be dedicated to landscaped open space, featuring a recreation area, play area, community orchard, and habitats for wildlife, providing much-needed green space for the community. Additionally, a new sustainable urban drainage system is planned to help reduce the risk of flooding for existing homes in the village.
The development would also generate significant local economic impact, supporting 115 jobs during construction, with a further 60 in the supply chain and connected industries. The new residents are expected to increase local spending by an estimated £975,000 annually.
Bellway has pledged to contribute to local services such as education and healthcare in line with the local authority's requirements.
A public consultation was held in November to gather input from residents, and the views expressed have been incorporated into the final planning application. Durham County Council will now undertake its own consultation process before making a decision on the proposal. If approved, the development will contribute to meeting housing needs while enhancing local infrastructure and green space.
