Plans Approved To Regenerate Stratford Gasworks Site
The London Legacy Development Corporation (LLDC) has granted full planning permission for the regeneration of the derelict Stratford Gasworks site, spearheaded by St William.
Following the finalisation of the Section 106 legal agreement, the 2.2-acre brownfield site is set to be transformed into a new neighbourhood featuring 245 private and affordable homes near West Ham and Stratford stations.
The redevelopment will include landscaped public spaces, pedestrian and cycling routes and play areas for families and children. Highlights include timber boardwalks, crawl nets in Holloway Gardens and a dedicated play zone for children under five in Abbey Court.
Incorporating sustainable design, the site will feature diverse planting, fruiting shrubs, and newly planted trees to support local wildlife. With its proximity to the 6km Greenway pedestrian and cycling route, the development is expected to deliver a biodiversity net gain of over 223%, benefiting nesting and foraging birds and other species.
The regeneration will also generate approximately £2.4 million in Section 106 contributions, funding improvements such as enhanced access to the Greenway, road network upgrades around Rick Roberts Way and Stratford High Street, and financial support for local primary health services. Additionally, over £2.5 million in Community Infrastructure Levy (CIL) payments are anticipated.
The design pays homage to the area’s industrial heritage and architectural history, taking inspiration from the nearby Grade II* Listed Abbey Mills Pumping Station and a collection of Grade II Listed 19th-century homes by Sir Joseph Bazalgette. A mix of handmade bricks and detailed facades will reflect the Victorian industrial aesthetic while complementing the surrounding heritage structures.
