Outline planning permission has been granted for a cutting-edge data centre in South Mimms, following approval by the local planning committee.
The new facility, developed by DC01UK, will be Europe's largest cloud and AI data centre, covering up to two million square feet and playing a crucial role in addressing the growing demand for cloud and AI infrastructure.
The approval comes just a week after the Government launched its AI Opportunities Action Plan, which emphasises the importance of data centres in driving economic growth and supporting the UK's AI revolution. The plan outlines strategies for meeting long-term AI infrastructure needs while prioritising sustainability and security considerations.
The South Mimms site was highlighted in September as part of the Department of Science, Innovation, and Technology’s announcement reclassifying data centres as Critical National Infrastructure. Its strategic location near the Elstree (Letchmore Heath) substation and key national and international fibre optic routes positions it to meet the UK's cloud and AI infrastructure demands effectively.
The project represents an estimated construction value of £3.75 billion and is expected to generate £21.4 million annually in business rates once operational. In addition to creating 500 skilled jobs during construction and 200 permanent roles upon completion, the centre is projected to generate 10,900 indirect jobs and contribute £1.1 billion annually in Gross Value Added (GVA).
The development will include several community and environmental benefits. Of the 85-acre site, 54% will be preserved as green space, achieving a 10% net biodiversity gain. Other benefits include a £2 million investment in improving local bus routes, expansion of the local cycle hire program, enhanced cycle paths and pedestrian crossings, and significant funding for local employment and skills programs.
