GMI Construction Scoops £20m Contract For Milton Keynes Logistics Hub
GMI Construction Group has been awarded a contract to develop three high-specification warehouse units totalling over 175,000 square feet at Precedent Drive, Milton Keynes.
The £20 million project, commissioned by DV5 Last Mile Developments (UK) Ltd, a joint venture between Coltham and Delancey Real Estate clients, will transform the site into a cutting-edge industrial and logistics hub, creating an estimated 300 jobs.
This redevelopment marks GMI's expansion into the South East, further strengthening its Midlands operations. The company has also recently extended its reach into the South West with its first major residential contract, a £50 million Purpose-Built Student Accommodation (PBSA) project in Bristol.
Designed to enhance operational efficiency while minimising energy consumption and emissions, the Precedent Drive project involves demolishing vacant office buildings to construct three modern warehouse units. These units will individually measure 52,487 sq. ft, 51,062 sq. ft, and 72,945 sq. ft, respectively.
Unit 1 has already been pre-let to a green-tech manufacturer, while Units 2 and 3 will be built speculatively. Unit 1 will have a clear height of 12 metres, while Units 2 and 3 will reach 15 metres and will include two-storey integral offices. The units will incorporate roof lights for natural illumination and a solar photovoltaic (PV) array, aligning with BREEAM 'Outstanding' sustainability standards.
The site, located in the employment hub of Rooksley, will undergo external enhancements, including new car and HGV parking, improved drainage systems, and extensive green landscaping to promote biodiversity and provide an attractive environment for future tenants and the surrounding community.
Additionally, Unit 1 will receive a bespoke CAT B fit-out to accommodate its future occupier. These enhancements include ground-floor amenity spaces, upgraded first-floor offices, and mechanical and electrical installations within the warehouse. GMI aims to complete the project by October 2025.
Strategically situated to serve the dynamic markets of the South East and Midlands, the new logistics hub will play a vital role in boosting regional industrial capacity and economic growth.
