ECF Submits Plans For 42 Affordable Passivhaus Homes In Salford
The English Cities Fund (ECF) has officially submitted plans to develop 42 affordable homes built to Passivhaus Classic standards on the Farmer Norton car park site at Cleminson Street in Salford.
The proposed low-rise, three-bedroom homes will be part of Adelphi Village, a new residential community located east of the River Irwell. Adelphi Village is one of six key development zones within the ambitious £2.5 billion Crescent Salford masterplan, which aims to deliver over 3,000 homes.
The Crescent partnership, which includes Salford City Council, the University of Salford, and ECF—a joint venture between Muse, Homes England, and Legal & General—is leading the transformative masterplan.
Designed by dRMM Architects, the energy-efficient homes will offer residents significant benefits, including up to 90% reductions in energy bills compared to conventional housing, improved ventilation, and a comfortable living environment. The development will also feature high-quality public spaces to enhance the community experience.
The Farmer Norton project builds on the success of Greenhaus, which delivered 96 fully affordable Passivhaus homes on Chapel Street in March 2024, making it the largest Passivhaus Classic certified development in the North West at the time. Additionally, construction is already underway on Willohaus, a 100-home Passivhaus apartment community on Peru Street, set for completion in 2026.
If planning approval is granted, work on the Farmer Norton homes is expected to commence in summer 2025.
