Wates has submitted an outline planning application for a new housing development in Crawley Down, Mid Sussex, which could see up to 350 new homes built on land off Turners Hill Road and Huntsland.
The proposal aims to deliver much-needed, high-quality housing in the area, including 105 affordable homes, addressing the local need for more residential properties.
This development plays a crucial role in helping Mid Sussex meet its housing targets. The district is required to build 1,356 new homes each year to meet government guidelines, but has been averaging only 1,140 homes annually since 2021. The proposed scheme is therefore seen as vital in bridging the shortfall and supporting the area's housing needs.
The plans have been shaped in accordance with the Local Plan policy and have been developed following extensive consultations with Mid Sussex District Council, local stakeholders, and the community. Feedback from these consultations has been instrumental in refining the design to ensure it aligns with local priorities and aspirations.
A key feature of the development is its commitment to preserving green space and enhancing community well-being. Over 60% of the site will remain undeveloped, with publicly accessible landscaped areas, biodiversity zones, and new walking routes. Additionally, the plans include ‘St Leonards Lookout’—a dedicated community space featuring a bandstand, picnic area, children's play area, and community orchards, designed to encourage social interaction and improve local amenities.
If approved, this development would significantly contribute to the growth of Crawley Down while ensuring a strong focus on sustainability and community engagement.
