New 97-Home Development To Transform Former Brickwork Site In Leiston

A disused brickwork site in Leiston is to be transformed as Persimmon Homes has officially broken ground on a new 97-home development, following planning approval from East Suffolk Council.

The project, named Aldhurst View, will deliver a mix of one- to five-bedroom homes, with 32 of the properties allocated to a housing association partner. These homes will be offered at below market rent, through shared ownership, or via the government’s First Homes scheme at a discounted market price.

The development will also include fully accessible M(4)3-compliant apartments, ensuring inclusivity for residents with additional mobility needs.

As part of its planning agreement, Persimmon Homes Suffolk will contribute to a range of local infrastructure and environmental projects. This includes £30,000 towards improving the cycle scheme on the B1122, £32,000 for habitat mitigation to protect nearby European Protected Sites, £32,600 for enhancing Public Rights of Way, and £25,000 for public transport improvements.

The homes at Aldhurst View will feature the company’s eco range, with each unit designed to reduce carbon emissions by 31%. All homes will come equipped with electric vehicle charging points and rainwater-harvesting water butts, while photovoltaic (PV) solar panels will be available upon request.

In a bid to support local biodiversity, every property will include a bird-nesting brick or box as part of Persimmon’s Homes for Nature initiative. Additionally, the development will create new habitats and enhance existing natural spaces to encourage wildlife.

Marking the start of construction this week, the Persimmon Homes Suffolk team gathered on site for the official turf cutting.

Stacy Brett, Construction Director for Persimmon Homes Suffolk, said: "We are committed to delivering high-quality new homes that meet local needs here in East Suffolk and are delighted to be starting work on these homes so soon after gaining planning consent.

"We expect to see the show home here at Aldhurst View completed by summer and have our first occupations this autumn."
