Caddick Construction To Deliver Chancerygate's New T45 Urban Logistics Scheme

Developer Chancerygate has appointed Caddick Construction as the main contractor for its latest urban logistics development, T45, located just off the A63 in Leeds.

The project is expected to complete in early 2026 and will deliver 23 state-of-the-art commercial units to support the growing needs of the local business district.

The T45 scheme will provide a total of 223,000 sq. ft of modern industrial and logistics space across a prominent 11.1-acre site, less than a mile from the M1 motorway. Units will range in size from 4,450 sq. ft to 34,000 sq. ft, catering to a variety of business operations and sectors.

Construction is now underway on the development, which marks the fourth collaboration between Caddick and Chancerygate. Previous projects include Gateway 44 in Carlisle—a £4.5 million logistics hub featuring a Costa Coffee drive-thru—Mersey Reach in Aintree, valued at £7.8 million, and the £10.7 million Novus development in Knutsford, which delivered nine industrial units.

The appointment of Caddick Construction to T45 comes as demand for high-specification industrial and logistics spaces continues to rise across the UK. In response, Caddick has been expanding its development pipeline across Yorkshire and the North.

The firm is currently constructing a £42 million manufacturing facility in North Yorkshire for Schneider Electric, and is nearing completion on a £28 million manufacturing plant in Howden for YARA International, which is set to become the UK’s largest specialty fertiliser facility.
