Buchan Braes Redevelopment Will Boost Local Economy

An exciting redevelopment opportunity is currently being marketed by Knight Frank to regenerate the former RAF Buchan base at Boddam, near Peterhead in Aberdeenshire, which will create jobs and boost the local economy.

A range of properties at Buchan Braes are currently on offer, including office, retail, leisure and industrial accommodation, with flexible unit sizes available, ranging from 2,500 sq ft to over 15,000 sq ft. The site has a ‘campus-like’ environment and could make an ideal office or headquarters complex for an oil service related company with all the attendant storage, office and leisure facilities available for use.

Located just three miles south of Peterhead and approximately 30 miles north of the city of Aberdeen, Buchan Braes benefits from excellent transport links, with its close proximity to the main A90 trunk road and bus routes into the city.

Already the original officers’ mess has received planning consent for a modern three-star, 52-bedroom hotel with restaurant, conference and leisure facilities. Other units include the former nursery and medical centre, which offer potential to be refurbished and updated into modern, functional premises. The majority of properties are single storey, and are of modern construction, with brick walls, concrete floors and concrete tiled roofs.

The former community centre, which measures in excess of 4,300 sq ft offers ideal potential as a retail unit and the 15,000 sq ft former gymnasium could be further developed into a superior sports and leisure facility.

The original motor transport section offers promising potential to re-use for industrial needs. The complex comprises five buildings constructed in a U-shape around the concrete surface yard with a refuelling area and a concrete surface area to the front. The buildings, which extend to over 13,000 sq ft, could be used as workshops or for industrial storage. Both the gymnasium and the industrial buildings are constructed of steel portal frames with rendered concrete block walls and profile metal sheeting on upper walls and roof.
