Major Development Opportunity Released At Kings Waterfront
A major development opportunity at Kings Waterfront in Liverpool city centre has been released to the market.
Landowner, national regeneration agency English Partnerships, and city centre urban regeneration company Liverpool Vision, are seeking expressions of interest for the development of two adjoining plots on either side of the main entrance to Kings Waterfront.
The plot to the north, overlooking Wapping Dock, has outline planning permission for residential development up to a maximum area of 3,690 sq m, 37 apartments with parking, and 510 sq m A3 use commercial unit on the ground floor.
The larger plot, overlooking Queens Dock, has outline permission for a 9,760 sq m commercial building, with undercroft parking and public open space.
In addition to residential and commercial uses, the opportunity may be of interest to hotel operators, attracted by the large number of visitors attending the new Arena and Convention Centre Liverpool (ACCL).
Eliot Lewis-Ward, Area Director, English Partnerships, said: "Kings Waterfront is already evolving as a successful sustainable community.
"We are now looking for partners to bring forward a development at the gateway to Kings Waterfront. Quality and design will be a key driving force in line with the high standards already achieved elsewhere across the site."
Commercial components of any submitted scheme must satisfy, at minimum, a BREEAM rating of 'very good' and any residential components must have minimum rating of Code for Sustainable Homes level 3 other quality standards will apply to residential aspects where relevant.
Kings Waterfront is the single largest development site in Liverpool City Centre. A partnership of Liverpool Vision, national regeneration agency English Partnerships, Northwest Regional Development Agency and Liverpool City Council, with additional funding support from the European Objective One Programme, is jointly promoting its development.
