The first office led development within Birmingham's Eastside regeneration area has been unveiled by Quintain Estates & Development, following the granting of detailed consent for Phase One of the 1 million sq ft City Park Gate scheme.
Phase One of City Park Gate comprises two office buildings totaling 201,388 sq ft net of Grade A office space. No. 1 City Park Gate will total 131,239 sq ft and No.2 a further 70,149 sq ft across eight and six levels respectively, creating a new skyline for Birmingham and setting the benchmark for environmental performance in the City's commercial schemes, with a BREEAM rating of 'Excellent' and Energy Performance Certificate rating of 'B'.
Future phases of City Park Gate will include a 200-bed hotel, 16,000 sq ft of retail and 225,000 sq ft of new homes alongside extensive new public realm.
The scheme is located within two minutes' walk of Selfridges and the Bullring, and is immediately adjacent to both Moor Street Station and the proposed City Park. This positions the scheme as the connection between the urban bustle of the existing city centre and the instant tranquility of open green space.
Ben Giddens, Development Director for City Park Gate, said: "It is hard to find a development that is better located than City Park Gate. It is right next to Moor Street Station and just a 2 minute walk to the Bullring, and while occupiers will benefit from a rental tone that competes with other Eastside developments given its location it can still be considered core city centre.
