Osborne has been awarded a £4.4 million design and build contract to develop an office building for leading European developer, SEGRO, at Winnersh Triangle, Reading.
Work has just started on site and completion is expected in summer 2009.
The 3,460 sq m two-storey building will comprise office accommodation and ancillary storage for the sole tenant, Microchip. It will provide a high quality working environment for the company's staff, and has been designed to target an Energy Performance Certificate 'B' Rating and achieve BREEAM 'Very Good'. The carbon emissions of this building are approximately 20% below Part L, partly due to highly efficient VRF cooling.
SEGRO is comprehensively redeveloping Winnersh Triangle, with a further 43,000 sq m currently under construction with sustainability at its heart. All the office buildings will achieve BREEAM 'Very Good' or 'Excellent', and benefit from energy efficient measures such as cooling via chilled beams and ground source heat pumps; and extensive green roofs, reducing run off rates by around 80% on parts of the Estate. With its own train station, bus services and direct motorway link Winnersh is also a very sustainable location.
